Betty boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets during colder months to keep it nice and cozy. The Lodge at Lower Barn Farm is a quirky, rustic, converted barn designed with recycled materials sourced from the farm, which makes for an ideal rural getaway. 70 acres of rolling country side and wooded grounds on the Kent and Sussex borders, complete with idyllic fishing lakes, are just waiting to be explored. There are woodland walks, an abundance of wildlife to be discovered and even the 14th century Bodiam castle, a 5 minute ride away, if you’re lucky you might even spot a kingfisher.

The farm itself is found in the centre of the High Weald area of outstanding natural beauty and is surrounded by numerous castles, Bedgebury forest and Bewl reservoir. In addition to the views, only a short drive away are plenty of shopping towns, a cinema and bowling complex.

Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Idyllic, peaceful one double bedroom cottage by Sissinghurst Castle, only a 15 minute woodland walk away by public footpath. Sleeps 2-4. Set on the edge of a large, glorious lake, the cottage is a tranquil retreat at all times of year. In private grounds of 18 acres and surrounded by woods and wildlife, the cottage dates from 1798 but has recently been beautifully extended. The wood burner makes it a cosy and romantic getaway. London is only one hour away .

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
