The Office - self contained studio in Framlingham

We’ve converted our home office and ex-teenage den into an airy, spacious studio (48sqm) providing contemporary living, sleeping and even working space in a self-contained outbuilding in the garden of our cottage. A peaceful rural location overlooking the market town of Framlingham, the Office is a 15 minute walk (3 mins drive) into the town, with its castle, church, pubs, cafes, boutiques and twice weekly market. It is an ideal base for visiting Framlingham and the Suffolk coast 25mins away.

The Stables is in a beautiful peaceful part of Suffolk, on the River Deben, with footpaths, wild swimming, pubs within walking distance, birdwatching, views for artists, and fabulous lanes for cycling. Perfect for paddle boarders and kayaks too. The Stables have been converted into a cosy country cottage with contemporary furnishings, fitted kitchen, bedroom with super king bed, en suite bathroom, shower room, wood burner, 2 TVs and wifi, books and games, and tennis court (by arrangement).

Designed on a single level, it features one bedroom with optional sofa bed and/or travel cot, a shower room, and a cosy living, kitchen, and dining space.The accommodation also has a small private outdoor patio and shared larger grassed area providing a choice of spaces to relax. Pet-friendly, the cottage is situated in Ufford, with two outstanding village pubs a short stroll away. The charming, historic market town of Woodbridge is only 10 minutes away.

Crane Lodge-Secluded 1 bedroom stay near the coast

Crane Lodge is in a private garden set back from the main house in a secluded wooded area 5 minutes from Orford. This is a perfect peaceful retreat for those looking for a getaway amongst nature on the Suffolk Heritage Coast - a perfect base to explore nearby Snape, Aldeburgh and Southwold. Recently renovated with mezzanine living, guests have the entire Lodge to themselves with a private entrance, terraced area for outside dining/bbq and off road parking. We also welcome up to two dogs.

Snug studio in the idyllic Alde Valley, Suffolk

The Snug is beautifully converted studio, attached to the farmhouse but totally self-contained. Situated in the rural idyll of the Alde River valley in coastal Suffolk, it is handily located for the RSPB nature reserve at Minsmere and the coastal attractions of Aldeburgh and Southwold, the concerts at Snape Maltings, and Framlingham castle. Located on a small family farm of 40 acres, there are plenty of dog walking opportunities on local footpaths, surrounded by horses, cattle and ducks.

The Hideaway, Lark Cottage

The Hideaway is the perfect retreat from which to explore historic Pin Mill and the Shotley Peninsula, unwind with beautiful walks, bird watching and good food at the local pub or find a quiet workspace within a private garden surrounded by wildlife. The Hideaway is set across a private road from the main house and is 150m from the River Orwell. Walks in the AONB and National Trust-owned woods and heathland are on your doorstep. The Butt & Oyster pub is a few minutes walk away.

Refurbed in 2022 to a high standard Jasmine Cottage is a hidden gem on a quiet lane in the heart of Woodbridge. With off street parking for two mid size cars and a south facing (sun trap) garden, Jasmine Cottage is a perfect base for a Suffolk getaway. The cottage happily sleeps four but is perfect as a luxurious retreat for two. Location is amazing - Just a few minutes walk from the Market Hill, the Thoroughfare and glorious River Deben. Dogs welcome (fully enclosed garden).

Copse House is the old village Police House. situated outside of the village in two acres, with its own paddock/stables. The garden and paddock are totally dog safe and secure. Guests have total access to the paddock if required to exercise their dog. One main bedroom with double bed. However the lounge has a sofa bed that we can provide bedding for existing guests/child. The Annexe is totally self contained, it has its own drive and enterance. Completed to a high standand

Tide House

Tide House is in the heart of Woodbridge, a beautiful and vibrant market town, on the River Deben. The house is close to the market square, shops, pubs and restaurants A unique home from home, spacious and freshly decorated A perfect base to explore the Suffolk coast and countryside There are lovely riverside walks along the quay and River Deben Close to the station too, a perfect getaway A cot and highchair are available Dogs are very welcome (fully enclosed garden)

The Coach House, Melton, Woodbridge

The house is a converted coach house set in beautiful gardens and an ideal base from which to explore the area's many attractions. There are two double rooms (one of which can be converted to a twin) both with ensuites. Fully furnished chalet style kitchen, with an induction hob and small fridge with an ice box. Perfect for creating light meals and additional fridge storage is available if needed. Cozzy living area with smart TV and circular table for seating 4.
