The Old Music Room

The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. It’s a super-insulated ecologically-built guest house clad in traditional oak boarding, with a living wild-flower roof and stunning views directly out over the Waveney Valley. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. Walking distance to 2 pubs.

Stunning bungalow getaway in huge enclosed garden

Fully escape with family/friends/dogs in this stunning home in a huge (2 acre) garden, with football area, hammocks, a fire pit, and river frontage leading directly onto Barton Broad (gated for the safety of children and dogs). The 1960's property is spacious and light, with a modern kitchen and a big living/dining space for socialising and relaxing. There is a large decked area with outdoor seating, dining, a barbecue, and a table tennis table; perfect for relaxing and watching the sun go down.

Hedge Lodge

Hedge Lodge is a spacious, self-catering holiday cottage sleeping up to five people. It enjoys beautiful views across fields of horses and backs onto a natural pond bursting with wildlife. The cottage boasts a large open plan kitchen/dining and sitting area with doors opening to a private courtyard The first floor has a quiet area for reading, or play area. Two bedrooms and a family bathroom. Well behaved animals are welcome on the ground floor only and WIFI, bed linen and towels are included.

Beachstone House | a peaceful seaside escape

A recently refurbished traditional flint cottage located in the heart of the coastal village of Blakeney. This four bedroom cottage sleeps seven & includes one single room (with an additional pull out bed for an 8th guest if required). The cottage is a few minutes walk from the quay which offers crabbing, sailing, kayaking, bird watching and more while pubs & shops are also within easy walking distance. Further afield you can explore the many North Norfolk sandy beaches and charming villages.

Rest and relax at this unique and tranquil getaway. Hidden in the centre of Cromer with a beautiful secluded sun-trap yard to relax in after a few hours on the beach or a day trip out exploring the local area. Built in 1875, Crescent Cottage was originally the coach house to No.6 The Crescent, and then later became the Doctor’s house (he lived in the right hand side of the cottage and kept his pony and trap on the left hand side, hence the chimney is over the right hand side of the roof!) 🌙

Damselfly - Dilham Hall Retreats

A luxury glamping pod designed for couples seeking a remote country retreat, set in a tranquil area of rural North Norfolk. Located at the most northerly point of the Norfolk Broads, adjacent to a Nature Reserve, accessed by a private road. Under 18s and pets not permitted on site. Each pod has an exclusive wood-fired hot tub and fire pit. Enjoy this hidden site only 5 miles from the sandy beaches of this part of the Norfolk coast, and a 45 minute drive away from Norwich city centre.

River Views, Hot Tub, Norfolk Broads

Boaters Hill House (sleeps 8) is set at the centre of a conservation farm in the Norfolk Broads National Park with fine views over the River Waveney. It has recently been renovated with new bathrooms and benefits from its own private hot tub. The bedrooms can either be configured as four doubles or four twin rooms. Well behaved dogs are welcome! Boaters Hill House can be booked in conjuction with our other Holiday property The Cart Lodge which can sleep 6 and is about 80 metres away.

Set on the banks of the picturesque river Waveney, within the Broads National Park and of the edge of small market town of Bungay, this apartment offers direct access to the river, including outside seating/parking/dining. This newly created comfy space has everything needed for a relaxing stay. Within easy walking of many pubs, restaurants, shops, meadows & theatre, this is an ideal central location to explore both Norfolk & Suffolk, including The Broads, Norwich & stunning beaches.

Crown Cove House is a newly refurbished annexe in historic beachfront detached Victorian home, just 50m from the beach, tennis courts, Kensington Gardens and a lovely beach cafe. - Murphy Bed - 50” smart tv with Netflix, Disney Plus etc. - outdoor area with bistro table - Newly fitted kitchen & bathroom Suitable for up to 2 adults and 2 small children. No groups. The rest of the house is our family home, we live on site and will be available to help (unless we’re at the beach!)

Brambles Reach - Self contained 2 bed rustic barn

Brambles Reach is a 2 bedroom, 2 bathroom rustic barn conversion located on the Stody Estate in North Norfolk. Tucked away off a leafy lane, down a drive way, the barn is in a tranquil setting. Attached to the main farm house, where we reside, the barn is surrounded by our beautiful if sometimes slightly overgrown gardens, allotments, and Shaun's amazing lawn. To one side, there is the ancient Stody church yard, with just the Saxon Tower remaining - so very quiet neighbours!

You will find all that’s needed to take the stress away from your stay. A king-sized bed, with luxurious 400 TC Egyptian cotton bedding. There is a fully equipped kitchenette with a butler sink, convection hob, toaster, kettle and microwave. You will have your own personal fire pit by your door and a wood burner inside the hut. Shoemakers Cottage, Perched on the bank of the River Wensum just 2 miles from Norwich City centre. This exceptional 2 bedroom cottage has everything you could possibly want and more. Set in 3 acres of parkland garden, there is space and facilities to socialise and BBQ with friends. Why not make use of the garden for some outdoor sports. Badminton, rounders, football etc... The River also accomodates Fishing, Kayaking and Paddle Boarding.
