Ideal rural retreat for anyone and everyone! This cosy wooden cabin is a simply lovely place to stop and unwind. Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). We are a 15 minute drive or a short bus ride into Brighton town centre with the added bonus of a beautiful and quiet location to return home to. Directly on the East Sussex coastal path with the nearest beach access only 5 minutes walk, also a short stroll into the beautiful South Downs National Park.

The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

The annex comprises fully equipped kitchen, bathroom, dining / lounge area with a smart tv. There is fast wifi and the space acts as a very comfortable workspace. Double bed on mezzanine (accessed via ladder) and sofa bed in lounge. Welcome breakfast, coffee, tea provided. Pets welcome and parking available.

Near Brighton (5miles), seaside, country annex

We would love to host you in our bright, brand new modern annex building at the foot of the South Downs Way and 20 minutes by public transport to the colourful City of Brighton and it's famous beach and pier. You will have exclusive access to this extension to our home, with your own kitchen, bathroom and access to fast wifi. We are very happy to advise on where to go, eat etc, or leave you in total peace if you prefer. Our labrador is extremely greedy and very nosey, hope you like dogs!!

Semi-detached 2bed, KingstonRidge, Kingston, Lewes

A self-contained 2-bedroom flat , semi-detached to our home with separate access on the idyllic Kingston Ridge . Ideal for walkers, the South Downs way is at the end of the private no-through road, or the County Town of Lewes is a 2 mile walk away (or a ten minute drive). Brighton is 8 miles down the road, with a regular bus service. The apartment is ideal for 4-6 people but has a maximum capacity of 8 (sofa bed). N.B. We have a very friendly dog.

Right on your doorstep, you have access to scenic sunset walks along the chalky, white undercliff. There is a wide choice of restaurants along the boardwalk, bars, water sports, bowling, cinema, casino, and more!

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
