We are confident that our small yet mighty space will meet your needs offering a comfy double bed, shower room, snuggly sofa and a fully fitted kitchen and inspire you on what can be created in a small space. Our cosy space is a renovated garage situated next to our house but you will have your own private entrance and lock safe. Parking is also available. Dogs are very welcome but please add them onto the booking as there is a charge .NO LIVE TV

Luxury apartment with outstanding views

We created a self catering studio apartment from our hay loft during the lockdown of 2020. In the heart of the Welland Valley in Leicestershire there are are wonderful views up the hill to Nevill Holt (home of the Nevill Holt Opera Festival) and from the sofa you will be able to watch the sun setting behind the hill. Come and spend time in our beautiful rustic Shepherd hut, where you can relax in the hot tub with our 3 lovely Alpacas or hang out with Piggy Pop and Stardust. Don't be put off by the weather; you can be wrapped in a blanket or toast marshmallows on the log fire, reading a book, or watching our indoor Cinema. Oak Tree Annexe

Oak Tree Annexe is set in a secluded and secure walled garden. You can park for free directly outside the house and will be staying in one of Rutland’s most desirable villages. Set on the fabulous cycle route around the water and with access to great walks directly from the house or a short drive away it’s a perfect location for exploring Rutland. Our village pub is a 3 minute stroll, serves food 7 days a week and offers our guests a 10% discount on their meals.

One king- sized bedroom upstairs with a small kitchenette with induction hob and combi microwave in an open-plan living space downstairs. We are pet friendly with small, private enclosed garden and terrace for the property . Dominic and Emily live on-site, across the courtyard garden at the front of the property, however The Hayloft feels perfectly private.
