A unique, close-to-nature bungalow on a private road between the sea and a large lake, next to the world-famous RSPB Snettisham bird reserve. Perfect for sailing, paddle boarding, cycling, walking or just relaxing on the nearby beach. The Beach House is clean, cosy, light and airy, it's comfortable but deliberately basic, running on solar power only, plus Calor gas for the water boiler and a wood fired stove for heat. No wifi but 4G usually strong. Power sockets suitable for phones and laptops.

It's a wonderfully cosy and private barn conversion with a separate private garden which is fully enclosed ideal for Dogs. We also now have a pontoon on The River behind the Barn from which you can launch your paddle boards, canoes or even go wild water swimming!

Oak Tree Annexe is set in a secluded and secure walled garden. You can park for free directly outside the house and will be staying in one of Rutland’s most desirable villages. Set on the fabulous cycle route around the water and with access to great walks directly from the house or a short drive away it’s a perfect location for exploring Rutland. Our village pub is a 3 minute stroll, serves food 7 days a week and offers our guests a 10% discount on their meals.

This small & cozy 2 bed cottage is set in the village of Hempton, ideal for couples and small families it is located approx 10min walk to Fakenham town centre. Fakenham is a lovely market town with plenty of local amenities including some great places to eat. The property is equipped with the comforts you’ll need for a great stay, with parking available on Bakery Court which is a short walk through to Oak Row. Free WI-FI. Great pub & lake around the corner.
