Light and spacious self-contained Annex, separate from the main house with it's own private entrance. Being within two miles of the South Downs National Park and an Area of Outstanding Natural Beauty, we are surrounded by idyllic countryside, lovely villages and pubs, and only 6 miles from the sea. The Space: Our Annex is comprised of a spacious double bedroom, with king-sized bed and luxurious bedding, a large lounge, a shower room, and a kitchenette, equipped with fridge/freezer, microwave, toaster, tea & coffee making facilities, washing machine and dryer. Breakfast included. We have two friendly dogs, who have access to our garden and house, but not The Annex. Guest Access: Private entrance. Disabled accessible throughout, including shower. Ample parking. Access to the back garden and patio on request, due to our two friendly dogs. Interaction with Guests: We are a friendly couple, who love to make our visitors welcome, and will also respect your privacy, as you prefer. The Neighbourhood: We are in a rural village, with a small railway station, two pubs, a Post Office and garage. Perfect for walking, cycling and exploring the many local sights, Berwick village train station is only two minutes walk away, with easy access to Brighton, Eastbourne and Lewes. Ample on-site parking means you can leave your car in our drive whilst you explore by foot, bicycle, or train. Local sites include the historic village of Alfriston; Beachy Head, the Cuckmere Valley and the Seven Sisters; Charleston Farmhouse; Firle Place; and Glyndebourne, to name just a few!

Simply lovely South Downs Shepherd hut

Ideal rural retreat for anyone and everyone! This cosy wooden cabin is a simply lovely place to stop and unwind. Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). An easy ride from London, Lewes and Brighton, it's ideal for quick escapes, romantic breaks, poetic inspiration or combining city/culture with rural retreating. Great pubs, walks, the Downs, Glyndebourne, Charleston, Firle, Farley Farm all approx. 10 mins. Designed as a creative workspace, there's no TV but good WiFi: no streetlights, lots of stars.

Located close to the Ashdown Forest with plenty of country walks. We are a 15 minute drive from Royal Tunbridge Wells and an hour from London and the East Sussex coast. We are on hand in the main house for your convenience.

'What Knot' is a converted carriage house. It is self contained and set in a pretty country garden tucked away in the medieval village of Alfriston in the Cuckmere Valley. It has a sitting room and kitchen on the ground floor, bedroom with king size bed and small shower room in the eaves on the first floor. Orchard Hut is a secluded and very private shepherd's hut fitted to a high standard, and situated in a gloriously peaceful meadow setting away from any road noise. The meadow is rich in wildlife and there are views to the South Downs that can be enjoyed from the hammock or the wood fired hot tub.The hut sits just outside the South Downs National Park, 3 miles from Lewes and 5 miles to Glyndebourne. There is direct access to a myriad of public footpaths with a good choice of stunning walks.

The Annex

A two bedroom self-contained cottage set in the East Sussex countryside, with views of the Fairlight Hall Estate and the English Channel. On a clear day you can see as far as Dungeness and the inter-lying beaches. Situated between the historic old fishing port of Hastings and the fortified hilltop town of Rye, on the A259. The Annex is next door to a family home within their established garden, to which guests have access. The nearest railway stations are Battle or Hastings.
