It is situated in Rustington Village which has a good range of shops, some great places for breakfast, and a few nice restaurants and bars. The property is a short walk to beautiful Rustington beach (12-15 mins walk). Arundel and Goodwood are easily accessible as are Brighton and Portsmouth. Great location for the South Downs as well.
