  • Piękny, uroczy i przytulny domek z dużą ilością charakteru! Miałem fantastyczny weekend i chciałbym wrócić. Jeszcze raz dziękuję za przyjęcie nas, Ben! :)

Bed & Breakfast accommodation in a two storey "Upside down" house. Bedrooms are located on ground floor and share a bathroom. A shower room is also located on the first floor. The accommodation is not self contained, but guests staying longer than one night may use the kitchen if requested in advance..
The house was designed and project managed by me 15 years ago. It is built "upside down", ie the lounge & kitchen are upstairs to take advantage of the views over the River Tweed and Cheviot Hills. I have two double bedrooms available, both on the ground floor. You will have exclusive use of the ground floor bathroom while here but the shower is on the first floor. I serve a simple breakfast between 7:30 &9am -usually cereal or porridge/toast/fruit/yoghourt/Tea or coffee and occasionally do a cooked breakfast on weekends if you are staying for a few nights. Also included are towels /free wi-fi /car parking /secure storage for cycles/ out of site motorcycle parking. Tea/coffee making & use of kitchen (by prior arrangement) The house is about 1 mile from the A697 road to Edinburgh (48mls) and the Berwick -Galashiels bus stops almost outside. There are castles, stately homes, fishing, ruined abbeys and beautiful countryside and the area is good for walks, cycling or just relaxing. The beach is about 20miles away
This is a small but friendly village, 5 miles from Kelso & 3mls from Coldstream. Berwick can be reached by bus every two hours.

A large, cosy, west facing room in the basement of a Georgian villa with private wet room. The house is situated in a convenient yet secluded location close to the centre of the small town of Duns. Ideally situated for outdoor pursuits, local wedding venues or exploring the Scottish Borders towns, abbeys and beaches. Please read the description below before booking.
Our guest room has underfloor heating, the private wet room is nearby, across the corridor (we supply bath robes). The large 1930s continental-style bed is made out of two bed frames and has two single duvets, usually arranged together (with a 2 inch gap between the mattrasses) but can be set up apart on request. The mattrasses measure 1mx2m each. We can also supply a cot (please advise at time of booking). A continental breakfast is served upstairs in our large kitchen/diner. Please note we are a busy household with 4 (well- behaved) children aged 9-18, we enjoy meeting new people though and staying with us is an informal affair where guests are treated as part of the family. Our home is close to the wedding venues of Wedderburn Castle (1.8 miles), Duns Castle (0.8 mile) and Manderston House (1.5 miles). Please note that we have been renovating the house for about six years now, doing most of the work ourselves, and some areas may still look a little faded! We are also a TV free zone.
Previous guests have commented that Duns reminds them of small French towns. It has an attractive Market Square with a good variety of shops and cafes. Duns has a vibrant community with events throughout the year. We are involved with a number of local organisations and will be able to advise you on local events if you wish.

There is no TV licence associated with the accommodation and therefore it is not possible to watch TV live or on the iPlayer. The living room has a good collection of books and CDs and also a range of games. There is also a selection of DVDs to watch on your own device. We have a bouncy chair, play mat and other toys for babies and young children for you to use. The bedroom is accessed from the living room and has a comfortable king size bed as well as a single, plus an extra single bed which pulls out from underneath if required. Washing machine and tumble drier are available in a shared utility room accessed from the entrance hallway. All bed linen, towels and fuel included. Everything is supplied for your first cup of tea, herbal tea, hot chocolate or coffee on arrival, including home baking. Please note that unfortunately we cannot accept any pets. Check-in is from 4pm. If you would like an earlier check-in time this can be arranged in advance, for a charge of £10 per hour. This will allow us to pay extra staff to get the place ready on time. Please let us know. Alternatively, please consider booking an extra day. Thank you for your understanding.
Situated a short walk from the Market Square of the delightful little town of Duns in the Scottish Borders, our house is a Georgian villa set in 1.5 acres of gardens rich in wildlife. With local walks from the door around Duns Castle Nature Reserve, golf at the local golf course, or the direct bus services to Eyemouth, Berwick-upon-Tweed and Melrose, as well as offering access to Borders cycle routes, you may not want to use the car at all. Alternatively, the beach at Coldingham Bay and St Abbs are 20 minutes away by car, with many Border towns, abbeys and stately homes also within the vicinity. The attractions of the North Northumberland coast and the Cheviot Hills are within easy reach as well, such as the Holy Island of Lindesfarne. This comfortable and peaceful one-bedroom annexe is the perfect retreat for a couple. Situated in the pretty conservation village of Gavinton, a few miles outside Duns, the property sits on a 50-acre organic farm. Our annexe is spacious and relaxing, the ideal romantic rural escape. Edinburgh is just 50 mins away and there much to see in the Borders.
With the rapidly developing Coronavirus crisis and an increasing number of people self-isolating, our property could be the perfect escape for those wishing to avoid contact with others potentially infected or self-isolating. Our normal daily life here on the farm is virtually one of self-isolation and days go by when we do not come into contact with anyone, yet still being on the edge of and part of a small village of 300 inhabitants. We have 50 acres of farmland that you can walk around and look at the animals and hear the wildlife, without seeing another soul. Isolated beauty spots, hill walking, quiet beaches and river walks and lots of cycling can also be found around and about our property, again without having to come into close contact with another human. The annexe cottage is self-contained with private parking and its own separate entrance and therefore is ideal for escaping social contact without feeling too isolated from life and human habitation. The annexe cottage is deep cleaned thoroughly after every visit using alcohol and hydrogen peroxide products. This includes cleaning of all door handles and hard surfaces in addition to all kitchen equipment being re-washed after every guest visit. In nearby Duns (less than five minutes by car) there is a superb fresh fish and delicatessen shop, award winning butcher, small Co-op supermarket, pharmacy, newsagents and wine store/ice cream parlour. All of which have continued to be well stocked in spite of the reported panic buying elsewhere. We would also be more than happy to assist with any shopping you may require during your stay if you require it. Our farmhouse annexe has been newly renovated to a high standard. With underfloor heating throughout, Egyptian Cotton bedding and Hungarian goose down pillows, in a tranquil rural environment, we are sure you will sleep well and enjoy your retreat here. We provide guests with complimentary organic free-range eggs, cake, tea/coffee, and milk on arrival. We have bookshelves filled with a selection of books and a number of board games to play. Our living room has an Aromatherapy Humidifier with lavender oil that guests can use throughout their stay. The farmhouse annexe offers a new kitchen with combi oven/grill/microwave, dishwasher, super speed Wifi, and outdoor seating area. Guests can enjoy the beautiful sunrises from the kitchen window (as shown in the photos). The living area has a Smart TV and a cosy wood burning stove with unlimited supply of wood. The bathroom has a powerful shower and bath and we provide soft, white, fluffy towels and lavender and geranium 'Faith in Nature' Shampoo, Conditioner and Body Wash. We provide maps, local tourist information and a walking route map of our farm. Guests have private off road parking right outside the annexe.
Alexa runs yoga classes at the yoga studio beside the annexe cottage on Mondays 9.45-11am, 6-7pm and Thursdays 6-7pm (£8 per class) which you are welcome to attend if there is space available. Private yoga lessons also available upon request. Gavinton has a number of beautiful walks and cycle routes nearby and is within walking distance (30 mins) of Duns, which is a lovely walk through the hills. The nearby River Tweed has excellent fishing and there are many horse riding stables nearby. In Duns there are a number of boutique coffee shops, pubs, takeaways, community cinema and restaurants. There is a lovely swimming pool with a sauna and fitness classes. In Duns there is plenty to do including a walk around and visit to the 14th Century Duns Castle, the Jim Clark Museum and the nearby Manderston and Paxton House. You can also visit the seaside town of Berwick-upon-Tweed which is a 25 min drive and has a train line to Edinburgh, Dunbar and Newcastle. Or simply relax and enjoy the slower pace of life.

The Woodland Cabin is set on the edge of a forest near the beautiful small village of Abbey St Bathans, just 1 hour south of Edinburgh. Come and relax in the woods with a book or grab your hiking boots or bikes and explore the surrounding countryside. If you're feeling brave pack your swimming stuff for wild swimming in the Whitadder river. We're a 20 minute drive from the coast which has stunning cliff top walks and beautiful little bays and fishing villages.
The cabin has a large sitting/dining room with a wood burning stove which is very easy to light and quickly warms up the whole place. A lot of the internal wood like the floor, shelves and fittings are from trees from my father's forests which are processed in our sawmill which is 3 minutes down the road. The kitchen is stocked with oil, salt, pepper, milk, sugar, tea, coffee etc. We can provide a simple breakfast on request of Muesli with dried fruit (from my mum's garden), home made bread with jam, butter, cheese etc for £5/per person. If it's the right time of year/available you'll be able to purchase fresh veg from my mum’s garden and local venison/pheasant/trout/eggs. The nearest supermarket is 7 miles away so please come with food if you're wanting to cook. There is also a BBQ set up outside. If you have a car there are plenty of pubs and restaurants in Duns and Berwick. We will be doing short term lets through the autumn/winter, so get in touch if you would like to stay for longer. If the dates you want are not available please have a look at our other quirky property in Abbey St Bathans: "cosy chalet with magical treehouse"
Abbey St Bathans has a great community spirit, so if you have any questions just grab anyone and I'm sure they'll be happy to help.

Whippet Lodge is a beautifully cosy yet deceptively large, traditional stone cottage in the ancient village of Swinton. Once belonging to the Swinton family, and built from local 'Swinton Pink' sandstone, the cottage is steps from spectacular countryside - perfect for walkers, photographers, artists and nature lovers. There is a dog friendly pub serving quality food just across road. Dog friendly with a large enclosed rear garden, we are well located for both the Borders and Northumberland.
Whippet Lodge owners, Musician and Songwriter Gary and Illustrator and Designer Helen, find the cottage the perfect place to relax, work and be inspired. The peace and quiet is priceless, and they'd like to share their bolt-hole with you when they aren't using it. Gary and Helen are happy to be able to let out the whole house to up to four guests, and if you'd like to bring your pet, the charge is £10 per animal per stay. The décor is colourful yet relaxing, and reflects the surrounding area and wildlife, as well as the couple's love for vintage and the unusual. Whippet Lodge has many thoughtful touches such as a slow cooker, so that explorers can have a hot meal waiting for them when they return from their adventures, a Tassimo coffee machine (and otherwise fully equipped kitchen), doggy towels, bowls and blankets, spare duvets for those chillier evenings, remote controlled heaters so guests can have their room toasty warm before getting out of bed and a lovely old deep enamel bath to soak in. Other amenities include a fully working open fire, with a starter supply of kindling and logs, a selection of herbal teas, as well as a start up of milk, tea and coffee, a selection of DVD's, games and jigsaws, WI-FI, and an Amazon Firestick so that guests can log into their favourite TV and Film apps on the big screen.
Swinton dates to the 11th century or earlier, and is associated with the Swinton family, who took their name from the settlement. In 1769, the village was re-designed and a market was created, now marked by the market cross. (Whippet Lodge was built some time between then and 1865, which is as far back as records allow at present). A parish church was built and still stands today. In the churchyard, the Swintons have their own burial enclosure. In 1843, the Free Church of Swinton was built, but in the 1900s the spire was removed and it became the local village hall. According to oral tradition, the name of the village is derived from the number of wild boars the land was once infested with. Swinton House, 1 mile (1.6 km) west of the village, dates in its current form to 1800, and was the residence of many of the Swinton family. It was built to replace an earlier house, which was destroyed by fire in the late 18th century. Both the house and the nearby 18th century dovecote are protected as category A listed buildings. There is a very pleasant pub, The Wheatsheaf, which serves good quality food and drink, just across the road from The Green. A small children's play area, picnic tables and football nets are also on The Green, just outside Whippet Lodge in fact. Almost like having your own private park, with the kids in view and calling distance.

Swinton dates from the 11th century or earlier, and is associated with the Swinton family, who took their name from the settlement.

Recently-built, wooden guest-house with river views, in the stunning, rural Scottish Borders. Enjoy dramatic scenery in Abbey St. Bathans, a hidden Borders gem, alongside beautiful local woodland walks and fresh air. Your centrally heated guest-house with private entrance, off-road parking and excellent Wifi awaits. Guaranteed to soothe the soul. Glenavon Guest House is a self-contained wing of a larger house. We often work at weekends, and welcome self-contained guests.
Glenavon is a larch-clad, newly-built house in Abbey St Bathans, a small, rural community near Duns, and about an hour's drive from Edinburgh. Come and relax in the remote beauty of the Scottish Borders, walk the hills and rivers, make friends with the local sheep, and explore the local area, rich in history. The Guest House comprises a large double bedroom, a south-facing living/dining room (including double sofa-bed), a wetroom and a modern kitchen. We have installed all mod cons for maximum comfort. Sturdy ground-source central heating system, Wifi, freshly decorated rooms and brand new kitchen and appliances. Our garden is a work in progress, and the Moneynut Burn (stream) runs in front of the house, and we have built stone steps down for those who are brave enough to go paddling! With off-road parking and your own separate entrance, we hope Glenavon Guest House can serve as a clean, cosy base for you to explore all that the Scottish Borders has to offer. (We have left some local guidebooks in the hall.) All bed-linen and towels included, plus shampoo, conditioner and shower-gel. The wetroom is fully tiled, with a very hot shower with excellent pressure to refresh after a long walk in the hills! The kitchen is fully equipped, and there's tea, coffee, sugar, and salt available. We'd recommend bringing supplies with you, as the nearest supermarket is in Duns, approximately 12 kilometers away. The washing machine is brand new, and a couple of washing capsules are provided free of charge. Also included are iron (& ironing board), sewing kit in case of emergencies, hair dryer, drying rack, plenty of wardrobe and drawer space, first aid kit, games, puzzles and books for entertainment - and as much fresh air as you have room for!
If you are traveling with friends, do check out the two Air BnB rentals closeby, the Woodland Cabin (https://www.airbnb.co.uk/rooms/26511146) and Miss Rankin's (https://www.airbnb.co.uk/rooms/26158196) which provide flexibility of choice for different group-sizes. Also, the new Riverside Bakehouse and Cafe may only be open at weekends (10am-3pm) but it has already proved to be a hit with locals and visitors alike. It's only a fifteen minute wander from the Guest House.

It is also home to the highly regarded Collingwood Arms which has a pub as well as a superb restaurant for lingering lunches or fine evening dining. Alternatively, pop your wellies on and take a fifteen minute stroll over the field and woodland margins to the popular Bluebell Inn for a relaxing drink after supper. A more extensive range of shops, pubs and cafes can be found in the quaint market town of Coldstream (5 miles) where the shopping is small and friendly with a good mix of independent outlets running the length of the High Street, including a family butchers, fruit and veg shop, bakery and small Co-op supermarket for holiday provisions. The Coldstream Gallery is a lovely spot to browse art, ceramics and jewellery by local designers; or pop into Calico Interiors for lifestyle gifts and accessories before coffee and cake at the charmingly named ‘Mad Hatter’ nearby. A number of larger supermarkets, including a Marks & Spencers food outlet can be found in the historic town of Berwick-upon-Tweed (13 miles), or picturesque Kelso (14 miles) which has an excellent selection of independent shops set around a Flemish style market square. The cottage is located in the heart of North Northumberland and is exceptionally well placed for exploring the wider area. Seven miles in one direction will take you to the edge of the Northumberland National Park, a designated area of outstanding natural beauty with over 400 square miles of stunning landscapes, criss-crossed by over 700 miles of walking, biking and riding trails which follow the routes of ancient cattle drovers, taking in Iron Age stone fortifications and traces of Bronze Age hillforts amidst the tranquil and rugged landscape. Hop into your walking boots and you can join Northumberland Park Rangers for a guided walk from Wooler where you will learn much about the heritage and wildlife of the area, or follow sections of St. Cuthbert’s Way and enjoy some outstanding vistas along the route as it winds its way to the dune-fringed sands on the Holy Island of Lindisfarne. For cycling, you will find everything from gentle low-level meanders to big hill country treks, including long-distance routes such as the Pennine Cycleway or the cycle challenges of the Wooler Wheel Hub. For families, the Breamish Valley is a popular area with pretty river picnic spots where children can paddle, followed by a walk to the lovely waterfall at Linhope Spout where you may even spot some wild Cheviot goats along the way. Alternatively, a warm welcome awaits you at Ford & Etal Estates (3 miles) which has a super range of family friendly activities with over twenty attractions to explore. Take a ride on Bunty on the very charming 15” gauge steam railway, follow the mouse trail around the Heatherslaw Corn mill or there is fishing, canoeing, cycle hire and a riding centre all nearby. For art lovers, a must-visit is the pre-Raphaelite murals at the Lady Waterford Hall, or explore the ruins of Etal Castle or the local heritage sites of nearby Flodden or Duddo Standing Stones, Northumberland’s equivalent of Stonehenge. The stunning heritage coastline is just a short half-hour drive away with miles of pristine sandy beaches, jolly pubs serving the freshest fish and chips, and picture postcard coastal villages with charming galleries and gift shops. Experience the exhilarating thrill of kitesurfing at Bamburgh, coasteering at Beadnell or perhaps just the simple pleasures of a picnic and a game of beach cricket on sands which remain almost deserted even in the summer months. History buffs will be enchanted by the rich heritage of the area, where dramatic castles and grand stately homes punctuate the landscape here, including imposing Bamburgh perched on its rocky outcrop above Bamburgh Beach; Alnwick, star of the Harry Potter films; or Chillingham, said to be the most haunted castle in Britain and home to the only wild cattle in the world. Fishing is available on the River Till about a ten minute drive and is one of the area's best kept secrets with an impressive sea trout run each spring said to be the best in the country. Trout permits are available for as little as £5 per day and rods, reels and waders can be hired locally.
