Perfect for a great break our peaceful home overlooks Lyme Bay with lovely sea views, spacious rooms, space for bikes, boots and people & plenty of guest parking. 5 mins walk from the beach and town, close to the magnificent and unique Jurassic S/West coast path, a great stopping off point for walkers. Visit the Axe estuary with cycle paths countryside and cliff walks, beaches and more in this area of natural outstanding beauty.
A unique house, old style colonial Edwardian villa built in 1903 and much admired locally - especially for its stone roof and lovely position with great views over Lyme Bay and Seaton and wonderful gardens (one of Matts many hobbies and passion!) Fabulous location which is great if you love walking - especially the South West coast path or lovely East Devon countryside , cycling along the Axe Estuary or just visiting friends or family in this lovely area. The house has 3 floors with plenty of space and comfort, the bedrooms are very large, clean and modern with comfortable king size beds and all have their own separate shower rooms ( bathroom in this case) with exclusive use for guests. Everyone falls in love with this house! Also, plenty of parking and garden areas to sit out. We run a room only establishment (no breakfast) to maintain the tranquil and peaceful ambience enjoyed by our guests following your feedback as well as the independent preferences of visitors to stroll down to the town or seafront where a great choice of cafes offer excellent food and service. Large spacious and comfortable bedroom (room only basis, no breakfast) on the first floor with king size bed, plenty of storage, free wi-fi with super fast fibre optic broadband, Small wall mounted TV and free use of Netflix, smart socket for smartphones and tablets, shared dedicated guest fridge (downstairs) for small items with access art any reasonable time and sole use of large luxury private bathroom immediately adjacent to bedroom (bath and shower) with a bath in this room only. This is our largest premium letting room and with its large adjacent bathroom is a favourite for walkers and cyclists who enjoy a soak in the bath following the days sometimes strenuous exercise on and around the Jurassic coast!!!
There is ample storage for bikes and walking gear, a drying room for wet coats and boots, easy on site parking and beautiful gardens with seating area which guests can use. There are coffee and tea making facilities in all rooms as well as filtered drinking water.

Matt is home based and usually around all day and evenings unless teaching or working at University; Tracy works away sometimes as a Higher Education University consultant. We have 2 friendly cats who all live in harmony in our part of the house only but they might wander round the garden to see you! We love to meet people and will chat or not as you prefer. We both know and love the area well, Matt having been here for over 20 years so happy to pass on local knowledge. The rooms are very quiet and cosy and our guests comment that they find themselves sleeping very long and soundly!

There are 3 things we kindly ask you to take note of before booking, all for the purpose of promoting a relaxing, enjoyable and homely environment for all of our guests and ourselves.
1. We do not provide breakfast, reflected in our pricing and ethos of promoting a peaceful ambience for guests to enjoy. Guest feedback shows that our guests prefer to do their own thing particularly given that there are lots of lovely places nearby to eat at, several only a few minutes walk from the house to the sea front.
You can use the dedicated guest fridge downstairs for your own small items that you can access at any reasonable time.
2. There are no dining, cooking (including microwave) facilities or plates and crockery provided (same for laundry too). We ask that any hot food be consumed away from the premises or outside at a table in the garden. We operate a friendly, welcoming and warm home environment and deliberately not in the style of a hostel (which do a great job at what they do very well).
3. We operate a no locks policy on bedrooms because of safety reasons and also that this is our home (shared with you) and not a hotel. Valuables can be safely locked and stored on request if you have concerns but we never have had or anticipate having a problem with the setup or the house and our lovely respectful guests!
This is a quiet area and a lovely old house so respect for both is good! It is also our home and we promote a relaxed peaceful environment. Consequently there is a no breakfast or cooking provision/facility (including reheating with a microwave). In keeping with this, we would ask no takeaways in the house, leave things as you find them, ask us if you need help in any way. There is no laundry facility but do feel free to store your boots and coats with ours respectfully in the hall (a drying area is available to hang wet things if necessary) and return quietly if you come back late! We all really need our beauty sleep!!
Matt and Tracy live in Seaton. Both of us have worked in Universities in staff and leadership development and we still do that sometimes. Both us love cooking, food, hosting and walking and Matt is a trained horticulturalist so that keeps him busy and explains the lovely garden! He also has the biggest music collection you have seen and loves all things musical, especially the Beatles.
We have both travelled a lot and look forward to sharing stories with new people through Airbnb!
