(Please note prices are higher in the summer; maximum of 6 adults is recommended - bunkhouse is best suitable for 4 children; pets count as guests)
This is a beautiful location overlooking an open field. Plenty of wildlife and fauna. Walking trails course through the field and across the street.
The cottage can accommodate six and the bunkhouse four. The bathroom on the first floor has a shower/tub. There is a "summer" bathroom comprising of an outdoor water pump, an outdoor shower, and a compostable toilet in a WC attached to the bunkhouse. NOTE: There is no bathroom on the second floor. I have provided for those of us who have to get up in the middle of the night but if going up and down stairs is a major problem, do consider staying in the bunkhouse which has no stairs.
Dining on the front porch is a treat. A large picnic table there can seat up to 10 people. You can cook on an outdoor grill and later enjoy a lightening bug show while toasting s'mores around a stone fire pit in the backyard.
In general, you have the entire property to yourself. If the bunkhouse is not being used, I may on occasion stay the night, with your permission, and will be respectful of your privacy, i.e. will not be using the main house in any way.
The caretaker is available June through Labor Day for rides to the beach at Round Hill. You can ride a bike or walk to the beach with no entrance fee or you can get day passes ($15 at the gate) for the weekdays. Only cars with stickers are allowed in on the weekends in peak season. Speak to the caretaker about scheduling your trips to Round Hill if you need them. He can also take you to launch sites for kayaking in Dartmouth or Westport. Gas and time reimbursement might be appropriate for sites five miles or more away. Use your judgment for those trips.
The kayak seats one, has a spare paddle and life jacket. It's designed for fishing but is great for solo exploring as well. Bring your camera for some awesome sunrise or sunset photography. The kayak is an ocean going type and as such is a floating device in and of itself. I tether my ankle to it and for extra safety wear the life jacket. This is my recommendation but in no way should you rely on me for your own safety. You should be experienced and exercise your own safety precautions.
There are six bicycles of varying sizes and types (an air-pump is in the station wagon and a hand pump in the shed). Please take good care of them, especially my Jamis touring bike that was "detailed" recently.
There are a bunch of beach chairs, an inflatable Zodiac style boat, and a large inner tube. WARNING!! I'm in the process of repairing some of those chairs, so test them out before taking one.

The bunkhouse is not insulated so in winter months it may be quite cold even with the small space heater provided.
The neighbors next door have use of the lawn mower in our shed so you may cross paths. Feel free to introduce yourself.
CLEAN UP for the next guests, PLEASE! The cleaning fee covers the cleaning of the kitchen and bathroom and light duty vacuuming but NOT the laundry and the general orderliness of the house. If in the unlikely event I cannot have a cleaning service on the day you leave, I will waive the fee and will have to rely on you for the cleaning of the house. You will know in advance if this is the case. If the house is not left clean and orderly, we reserve the right to assess you $50 to $100 depending on how much work needs to be done.
Beach and regular towels are available. Please WASH, fold, and put back in the bathroom and/or closet.
Ditto with the sheets. Please put into the dresser in the large guestroom.
TIP - You have to make up your own beds so you might want to bring your own sheets, towels, and/or sleeping bags. This will eliminate the need to do the laundry on the day you are leaving.
Please follow the recycling rules especially the one about using the town approved ORANGE TRASH BAGS. They won't take anything else whether we put it on the curbside or take it to the dump ourselves.
Smoke outside or on the porch, por favor.
There are various tools and machinery. Please lock them up in the shed if you think someone might use them or if you think they might be a danger to the guests.
And finally, Please respect the privacy of the neighbors. No loud parties! If dining on the front porch, keep it down after 11 PM. Don't leave pets alone in the house or on the front porch if they are barkers.
