Terms and Conditions (Bundalong)

Please read the below terms and conditions

1. DEFINITIONS
“Booking,” means the period for which you have paid to stay at the Property.
“Property,” means 26 Phalaris Lane Bundalong and all its fixtures, fittings
and equipment.
“Management,” means the owners and managers of the Property.
"Guests," mean the persons who stay overnight in the Property during the Booking.
"Visitor," means a person a Guest permits to visit the Property during the Booking.

2. ACCEPTANCE & RESPONSIBILITY.
● Payment of the Deposit constitutes acceptance of these Terms and Conditions.

3. CHECK IN/ OUT
● Check-in time is not before 2.00pm on the arrival date and check out time is not later than 11.00 am on departure date.
● Late departure is subject to prior arrangement and availability.
● Check-in/check-out and key collection/return procedure will be confirmed once final payment has been made.

4. UNAVAILABILITY
● If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and any moneys paid will be refunded in full.

5. PARTIES & FUNCTIONS
● Large Groups, Parties and Functions are strictly prohibited on the property and on the foreshore.

6. LINEN AND TOWELS
● Bed Linen, bathroom towels, duvet’s, covers and pillows are provided. Please take off dirty linen and place on top of beds, or in the Laundry before your departure. Mattress protectors must be used on all beds for hygiene, which are supplied already on the beds.

7. PETS
● Pets are not allowed at the Property

8. YOUR OTHER RESPONSIBILITIES
● You must comply with all applicable instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
● You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion).
● Only the Guests nominated may stay at the Property.
A maximum of 8 Guests including children are permitted at any time unless agreed
in writing by the Tonner Estate.
● There are to be no tents or swags on the front lawn during your stay.
● Please keep daily visitors to a minimum – no more than another 6 guests as this impacts safety in the water, it’s disruptive to neighbours and causes wear and tear to the house.
● Respect the quiet nature of the neighbourhood. No loud music and keep noise to a minimum after dark. Disturbance to the neighbours may result in termination and
eviction without refund and extra charges may be made for security and other expenses.
● There are to be no open fires at the property.
● Before departure, all perishables must be disposed of and the fridge wiped cleaned.
All bench tops wiped and all rubbish put in the appropriate council rubbish bins provided.
● Rubbish collection is every Friday, and please place bins out on the street before departure. Dishes to be washed and wiped and put away, dishwasher unpacked, and any food items such as Tea/coffee/condiments used, to be replaced if necessary. Coals and ash cleaned from the fireplace to the outside metal bucket near the woodshed. The Property must be left in a clean and tidy condition.
● Extra cleaning charges may be incurred should the cleaning fee be more than the usual cost of $120 charged on your invoice. Additional costs over and above the normal cleaning fee will be deducted from the security bond.
● All furniture and furnishings must be left in the position they were in when you arrived.
● The property should be vacated on time and secured. All windows and doors are to
be locked, curtains drawn and keys returned to the coded key lock box outside.
● You are responsible for the safekeeping and replacement of accommodation keys.
● Smoking is not permitted in or on the Property: ie you must not smoke in-side the house, on the balcony, on the paths around the property, on the riverside lawn or in any of the gardens.
● Please enjoy the use of the outdoor umbrella and chairs and place in the front bedroom walk in wardrobe on departure.
● All water activities to be done according to the rules and regulations of the appropriate water authorities and the Bundalong boating guidelines. (If unsure ask neighbours, at the general store, Vic police or NSW Waterways.)
● The telephone will be available for Guests use during the Booking period for local calls only. Any additional phone charges will be billed to the Guests based on the phone bill during your rental period. The phone number at the house is 03 57 268 200.
● A rainwater tank has been installed for drinking water and is available from the second tap in the kitchen sink. Moira Shire has now provided Bundalong with town water supplies. Internally the house is now connected to town water. Externally, all taps deliver recycled water unsuitable for drinking, other than the tap at the garden bed adjacent to the wood shed (town water).
● The use of the punt or contents of the garage is not for use by Guests or Visitors.

9. PROBLEMS OR COMPLAINTS
● In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible.
● Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
● Failure to follow this procedure this may hinder the ability of Management to rectify
the problem or complaint and reduce or extinguish any claim you may have.

We kindly ask if you could water the front lawn during your stay especially during the summer months. A hose and sprinkler will be found on the front lawn. Currently there are no water restrictions, so please give the lawn a good dowse.
