Your condominium is fully equipped with an all electric kitchen and an electric hot water heater. Full size range, refrigerator and dishwasher, washer and dryer. Since there are no gas appliances, a carbon monoxide detector is not necessary.

We are dog lovers. We welcome up to two small dogs or one medium sized dog, no breeds that can scare people such as pit bulls, dobermans or German shepherds though. We have a dog park where your pet can play off leash. If you leave your pet by himself or herself in y.our unit, your pet may become lonely or frightened and start barking. You may leave your pet on leash with the guards at the front gate to avoid this problem and to have company.

Your apartment is all yours. Some owners have two safe deposit boxes, one for the owner and one for you. Some owners also have a lock out closet for storing their personal stuff. Most do not. You have full access to all common areas, including four pools, an outdoor gym and walking trail. You may use either of the two community barbecue grills by signing up at the front gate, phone 2653 7081 or show up in person for the key to the grill. First to sign up, first serve, 4 hour use is typical.

We are a family oriented community that is good for couples and families. We are not oriented for singles. I am copying here our Airbnb rental agreement. Please be respectful and take particular note of the interaction between high winds and bedroom doors. This issue is avoided by keeping the bedroom doors closed or by putting a shoe or beach towel in the door jamb.

No smoking inside the condos. Smoking allowed on the patio or balconies. Please keep the door closed so that smoke does not enter the condominium. If evidence of smoke is discovered inside the condo, a special cleaning charge of $200 will apply, in addition to any damages.
Please keep noise and music to a reasonable level at all times. Quiet after 11:00 p.m. Please be respectful of your neighbors. Excessive loud noise levels will result in expulsion from the property with no refunds.
Management is not responsible for loss or theft of valuables. Please keep your passports and valuables within the safe provided in your condo, or in the office safe.
WATER/ELECTRICITY. From time to time the electricity and/or water may be turned off temporarily by the Costa Rica authorities or suffer a temporary outage. Please note that the property management company has no control over these situations and accepts no liability for loss of food due to power failures. No refunds will be given as a result of power or water failures. Landlord is responsible for electricity, water, cable and internet.
PLEASE OBEY ALL POOL RULES. No surfboards or glass in the pool areas, please.
PAYMENTS. Airbnb
EXTENSIONS. Tenant understands that the condominium unit may be leased immediately upon the termination date to another person and if tenant holds over past the termination date without having made previous arrangements rent will be charged at 150% of our seasonal rates as posted at www.booking.com.
CONDOMINIUM UNIT. It is specifically understood by the parties that this lease is made in connection with a condominium unit. This lease is subject and subordinate to all covenants and restrictions contained in the condominium bylaws. The unit will be used as a temporary domicile by the tenant, and for no other purpose.
KEYS. Tenant will be provided with one set of keys on check-in. The keys must be returned to the property management office upon check-out, of if check-out is outside normal business hours, tenant must make prior arrangements with the management office to leave the keys in a marked envelope with the front guard. Should the keys be lost, or should the tenant lock himself out and additional keys are not available, tenant will pay applicable locksmith charges.
Strong summer winds, please be careful with all the doors. If a glass door of the balcony is open while the other wooden doors of the bedrooms or bathrooms are open a gust of wind may cause the door to slam shut and may break or hit someone. The magnetic door stops help, but they are not strong enough to protect against the gust of wind. Thank you very much for your understanding. It is your responsibility. The cost of repairing a door is around $ 200 and to make a new door is around $400.

Drying clothes on the balconies or terraces. We ask the tenants, guests and owners to please not hang their towels or clothes on the balconies or terraces to keep the aesthetics of the common areas and to avoid damage to the wood rails.

RELEASE OF LIABILITY. The landlord does not assume any liability whatsoever to the tenant, his guests or third parties, for damages to persons or property within the condominium unit or common areas, for accidents of any nature, fire, or any other catastrophe, whether caused by man, nature or Act of God. In virtue of this clause, landlord is hereby relieved of any responsibility to this effect.
I hereby acknowledge that I have read, signed and accept the terms and conditions listed above. The parties agree that this is a Lease Agreement of House for Residential Purposes that will be ruled by the foregoing contractual clauses, and whatever is omitted therein, by the General Urban and Suburban Law regarding rentals, law 7527.
