This amazing villa on the Costa Rican hillside is truly awe inspiring. The property is spread out over 8,700 square feet of indoor and outdoor living space, and located in one of the most pristine and untouched natural settings in the world.

The 4 bed - 4 bath villa can accommodate up to 8 guests comfortably and every bedroom is equipped with surround sound system, air conditioning unit, en-suite bathroom & private balconies.

OUTDOOR LOUNGE AREA, INFINITY POOL:
Relax and get a tan while enjoying the hillside scenery and a view of the pacific ocean.

The outside living area actually looks like a resort with it’s 8 comfortable lounge chairs by the pool, covered outdoors living space and large hammock, it might actually be a chore to walk from inside to the end of the pool.

If you favor getting wet, there is a hot tub cleverly incorporated within the infinity pool. The hot tub is in the middle of the infinity pool, but you don’t actually have to get in the pool as there’s a submerged walkway from the patio area straight into the hot tub.

There are also extra seating arrangements and patio sets in the outside living area. There are also outdoor showers for when you come back from exploring the Costa Rican rain forest.

LIVING AREA & KITCHEN:
The living space & kitchen area are truly magnificent. It’s a full open concept with 24-foot ceilings and glass doors that slide into the walls to access the vast exterior living space.

There is enough room at the dining table for 12 people, and the same goes for the living room.

Listen to the serene sound of nature, or plug in your music to our Ipod dock to listen to your own.

The kitchen is fully equipped with high end stainless appliances and an island big enough to be a 2nd dining table. If the living room is too big, there’s a movie viewing area above the kitchen that has a cozier feel to it.

Upon request, you can also get a private chef to do the cooking for you - extra fees may apply.

The signature homes managed by Villa Values are pristine and carefully designed to ensure you have an extraordinary experience with Kalia in beautiful Costa Rica.

This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Rental Agent”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.

OCCUPANCY
Guest agrees that no more than the maximum number of persons listed on this listing shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.

ASSIGNMENT OR SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.

RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

ENTRY AND INSPECTION
Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.

UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.

ADDITIONAL TERMS TO THE RENTAL AGREEMENT
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:


1 - Please be mindful of young adults, children, and toddlers in and around the swimming pools. They must be supervised by an adult family member at all times. Kalia Living and Villa Values will not be held responsible for their safety.

2 - Alcoholic drinks are not allowed on the second floor balconies.

3 - No jumping from the second floor to swimming pools is allowed, or from swimming pool decks. Any injuries resulting from such reckless behavior will be your sole responsibility.

4 - A/C can shut off at times due to weather conditions, or small minor critters causing electrical shortages inside the AC unit. Keep in mind that we are surrounded by lush tropical forests. Laulea Management operators will see to it that the matter is handled promptly; however, this sort of incidents can easily occur in this unique tropical environment and no deduction of the already low nightly rate will be given due to such naturals events.

5 - Electric outages can occur from time to time. Please be aware that it is not the responsibility of Kalia Living, Villa Values or the Laulea Management operation. It is due to the climate and the location you’re vacationing at.

6 - If A/C is left working in all rooms and main areas all day long, it might exceed the calculated average electrical usage per day of such residence. Any usage of electricity greater than the average calculated “kilowatts” per day will result in extra charges of electricity per additional “kilowatts” of 26 cents per kW. Be aware that saving energy is a MUST in an ecological environment such as ours. The calculated electricity usage of A/C is based on an 8-hour a day basis.

7 - You must provide a credit card for us to keep on file upon your arrival.

8 - A 13% tax must be paid in full upon your arrival, and will be charged to your credit card.

9 - If there are any damages to furniture caused by violent or abusive behavior of any kind, repair expenses incurred will be applied to your credit card.

10 - If Laulea Management finds stains on furniture, towels, sheets or other after your departure, the incurred cleaning expenses will be applied to your credit card.

11 - If deep cleaning of the Villa is necessary after your stay, the cleaning expenses incurred will be applied to your credit card.

12 - Any marks or scratches made during your stay will be carefully assessed and the repair costs will be charged to your credit card.

11 - The Home is in Costa Rica, Central America. This country’s climate can be more severe than you are accustomed to. Therefore, Kalia Living and Villa Values will NOT be held responsible if heavy rains keep you indoors, or if it causes short electrical outages.

12- Use of Property. You cannot carry out any illegal activity at the Residence or any activity that could be reasonably considered a nuisance or annoyance to the MANAGER or the occupants of neighboring properties. Unless otherwise authorized by the MANAGER, you may not bring any animals to the Property. The total number of guests cannot exceed the number authorized in this agreement.

13- Personal Concierge. Laulea Management may offer to help coordinate or organize certain guest services and excursions for you in connection with your property rental. You are under no obligation to book any of these additional guest services. The service providers are independent contractors and are not agents, representatives or employees of Kalia Living or Villa Values. Kalia Living, Villa Values, and its Affiliates are not liable for the acts, errors, omissions, representations, warranties, breaches or negligence of any such service provider or for any personal injuries, property damage or other damages or expenses relating thereto.

14- The given iPhone must be returned in the same conditions along with its charger, otherwise we will incur in purchasing a new one and all expenses will be applied and charged to your credit card.

15- Any missing items from the inventory, or broken items as a result of your stay, will be charged to your credit card(URL HIDDEN)

CANCELLATION POLICY:

AIRBNB (strict):
For a 50% refund of accommodation fees, cancellation must be made seven full days prior to listing’s local check in time (or 3:00 PM if not specified) on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.

If the guest cancels less than 7 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.


FLIPKEY (strict):
For a 50% refund of the total cost, cancellation must be made at least eight weeks before check-in.
For a 25% refund of the total cost, cancellation must be at least four weeks before check-in.
If the guest cancels less than 4 weeks in advance, the nights not spent are not refunded.


(SENSITIVE CONTENTS HIDDEN) (strict):
Bookings must be cancelled at least 60 days before the start of stay to receive 100% refund
If the guest cancels less than 60 days in advance, the nights not spent are not refunded.


GENERAL PROVISIONS
This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of Guanacaste, Costa Rica. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. The execution of a payment, online acceptance of these terms, or digital signature shall be deemed a valid signature.

We had a wonderful stay at our Villa. It was a family trip, so it was my husband & I with our 3 adult children and their spouses. We were specifically looking for a place where we would all have our own private bedrooms/bathrooms, yet a large common space to hang out with one another. We had a great time relaxing poolside, as well cooking together for dinner. The first night we ventured out to find the beach club which was about a 15-20 minute drive from the house. The roads are rough (off road vehicle highly recommended) and there are NO lights and only a couple of signs for Emerald Woods. Needless to say, we got lost (kind of). My husband and I were in the first car, the kids in the following car and they called us, said we went the wrong way so we turned around (nearly impossible) and tried a different road. After trying several different routes (we're talking an hour), we called our concierge, and they sent someone on a dirt bike to come get us. Turns out, my husband was right the first time and should not have listened to the kids. :) We didn't venture out again at night and after several trips to Nosara, we were soon pros at the route. We had monkeys the first couple of days right outside in our trees. They were fun to watch. They were never loud when close by, but you could definitely hear them howling out in the jungle. Also, the frogs overtook the lawn after dark. They were extremely loud and we had to use earplugs to sleep at night. One day we did the Miss Sky Canopy Zip Line tour. It was awesome! We also went down to San Juanillo to enjoy the beach and had lunch at a little burger hut. The beach club closer to the Villa is available for use for $15 each day. If you do the $25 per day (per person), that money comes off of any purchase you make for food, so it really is the best deal if you want to have more activities to do. We were there to just relax and enjoy each other's company so we didn't utilize the beach club except for dinner that first night. The Villa concierges were just a phone call away and answered any questions we had. They were very accommodating throughout our stay. They also had a security guard outside the Villa at all times. Overall, our stay was awesome and we highly recommend it for those that don't like all the touristy hustle and bustle.

This trip to Costa Rica was an epic adventure for my children and me! We love Costa Rica and plan to return. Our stay at the villa was amazing. We loved the house and our time spent there. For those considering this property, be aware that the description is feels to be slightly overstated in some areas. The property is well off the beaten path, something that was initially disconcerting, but ultimately an nonissue due to the comfort of the property. Be prepared for rough, dirt roads in order to get to the grocery store or beaches. We loved Marbella beach! It is a local favorite for surfing, and is close to the property. The villa had incredible open spaces, both inside and outside. The pool was great! It was a big part of every single day. The hot tub didn't heat up, but that wasn't a big deal for us. We loved the kitchen! We made great food every day! On the down side, wifi was incredibly slow. It was delivered via an iPhone hotspot over Movistar cellular carrier. After a couple of days we saw a text on the phone telling that we had reached our data limit and that bandwidth would be limited even further. The property description states that high-speed internet is included. That is not the case. There was also an issue with the sound system. Although there were speakers where everywhere in the house on around the patios, it only worked in the main living space, around the TV. We would definitely consider this space again. Although our expectations were not met based on the property description, we still loved our stay there.

The Villa we stayed at was phenomenal - you will not be able to find this type of luxury in Costa Rica. The finishings were all amazing and the house sits on a peak overlooking the ocean - deep in the jungle. Every morning our family would have coffee sitting in the lounge area outside watching hummingbirds around the house. We specifically enjoyed watching the sunset together in the hot tub / pool at the end of everyday. The staff is fantastic and very helpful (speak english extremely well) and are available to organize activities, groceries, etc. - they also made sure the place was clean everyday. My only issue was with the drive - there is a 15 minute drive from Marbella on a bumpy dirt road requiring a 4x4 vehicle. We spent a lot of time doing activities and this was a small annoyance to make the drive 1-2 times per day (for surfing or yoga). The Villa is also an hour from Tamarindo and 45 minutes from Guiones - so there is a bit of a drive if you are looking to do something at night. Overall - amazing villa, great staff, small issue with drive if you are travelling daily.
