Bright modern south-facing detached villa located in the well established area of Balcon al Mar (balcony to the sea), 10km outside Javea towards the Cap de la Nao headland, and only a twelve minute drive from the sandy beaches of the Arenal in Javea
Accommodation - The villa is tastefully furnished throughout in a modern style, with quality furnishings, all on one higher level, to appreciate the surrounding open views, with steps down to the lower level pool terrace and spacious surrounding gardens, which have been professionally landscaped. The large plot is fully enclosed by walls and fencing.
The driveway, which accommodates 2 to 3 cars, is accessed through an electric sliding gate. A path from the driveway takes you along the front of the villa to meet the path from the pedestrian access gate at the bottom of the stairs (13 steps approx.) leading up to the villa. Walking past the stairs takes you onto the pool terrace and gardens.
You enter the villa directly into the large spacious open living/dining room furnished to a high standard with a red leather sofa suite, large satellite television*, DVD player, hi-fi system and dining suite. A feature Tosca stone arch leads onto a modern well-equipped fully-fitted kitchen.
A hallway from the living room leads to the master bedroom, with built-in wardrobes, patio doors leading directly outside, and en-suite shower room.
There are two twin bedrooms, each with built-in wardrobes, sharing a family bathroom, and a utility cupboard housing a washing machine.
Returning to the living room, the entrance door gives direct access to the Naya (covered terrace) which is furnished with a good quality wooden dining suite, and steps down to the pool terrace and gardens.
Outside - the garden is mainly flat, and paved from the driveway, along the front of the villa, and around the pool. At the back of the pool terrace there is an arch leading to a path sloping down through the flowering trees and shrubs to the bottom of the garden, where you will find a peaceful spot, away from the pool, complete with a small table and chairs. There is ample terracing for sunbathing surrounding the 10 x 6 metre kidney-shaped swimming pool, with Roman steps.
A large portable gas barbecue, and patio furniture, are kept in the pool house for use on the BBQ area beside the archway, and sunbeds are also available for use on the pool terrace.
A supermarket and restaurant (varying opening times) is within a 5 minute walk and nearest beach within a 12 minute drive, Javea town within a 15 minute drive.
Of particular appeal is the Balcon al Mar viewing platform, beside the Cap de la Nao lighthouse, a 2 minute walk, affording spectacular views of the unspoilt headland, and its many paths to explore the natural area. There are also some restaurants (varying opening times) at the headland, with breathtaking views over the Mediterranean.
There is a very well stocked supermarket three minutes away by car, with excellent fresh bread and croissants cooked on the premises; lots of English staples, and a good fresh meat counter. But there are lots of restaurants nearby to suit all tastes and pockets.
In Javea, there are three district areas:- the Arenal, a long stretch of sand (the sea is very shallow), with lots of cafes and shops bordering the wide pavement; the Pueblo, (the old Town,) with very narrow streets and typical architecture and a fortified church at the centre; and lastly the Port and marina.
There are many interesting villages in the surrounding areas, and there is a nudist beach for those interested.
Internet Access - A free ADSL broadband connection is available for guests' use. You must take your own laptop to connect up: the router can be accessed by cable or by wireless, instructions at the villa.

This facility is provided by the owner for your enjoyment and the local contact will not be able to help with technical assistance should you require it. We cannot be held responsible for any failure of the service by the telephone provider, as any repair to the service is dependant on the telephone company. Internet cafes in town are available should you require them in the event of any failure.
Air-conditioning - air conditioning units are fitted in the living room and bedrooms - charged extra based upon meter readings taken at the beginning and end of your stay.
Heating - For the winter lets the villa has full under-floor gas central heating - charged extra based upon meter readings taken at the beginning and end of your stay.

Usage Deposits - A 25 pound deposit, per utility, (except summer for central heating), irrespective of whether you will be using it or not, is required for above. This will appear automatically on the booking form.
*Cable Television - 155 international channels providing the following:- 14 English channels including BBC1, ITV, etc; 60 German; 5 French; 5 Dutch and 22 Spanish.

These channels were in operation at the time of installation and could change depending on the service providers. We cannot guarantee which channels will be in operation when you are there.
