Sunlight streams through the many windows in this clean, comfortable, attractively decorated, Three/Four bedroom two bath home that is perfect for family vacations. Quality linens, dishes, furnishings and supplies abound, there are no hand me downs in this well stocked cottage!

The large fenced backyard and deck is a safe place for kids and pets so you can relax under the huge willow tree or barbecue while the children and pets play in safety. Or sit out on the front porch and chat with the friendly neighbors. In the winter moose have been seen walking down the sidewalk in front of the house and 'pruning' the shrubs in the backyard!

This desirable Lake Street home is located on a corner lot in the heart of Sandpoint. The house is within walking distance to all the great restaurants, the farmers market, entertainment and shopping in downtown Sandpoint. A large health food grocery store is just a block away. A short five block walk to swimming and sunning on the Lake at City Beach! Or use the bikes that come with the rental.

"Bedroom" 4 - Loft space - 2 Twin beds separated by privacy curtain. Not a true bedroom but a private space, see pictures.

RENTAL RULES AND REGULATIONS

CHECK-IN TIME IS AFTER 4 P.M. AND CHECK-OUT IS 11 A.M. NO Early Check-ins unless pre approved.

Check in instructions will be emailed to you a few days before you arrival.

SMOKING Absolutely NO SMOKING. If smoking is detected in the house, your entire security deposit will be forfeited.

BACK UP SUPPLIES: A supply of paper goods, cleaning products, towels and clean ironed sheets are stored in the Lake Street Cottage for the use of our housekeeping staff. Please do not use these items. If you use these items and our staff is not able to turn around the house for incoming guests by the 3:30 deadline, you may be charged against your damage deposit.

Pets are not permitted unless prior approval and a $100.00 pet deposit is collected.
Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.

EARLY DEPARTURE: If you choose to vacate the property prior to the departure date listed on your Tenant agreement, you will NOT receive a refund.

DAMAGE DEPOSIT: A damage deposit of $200 is required. Refund is made provided the following is met:
a)No damage is done to unit or its contents, beyond normal wear and tear
b)Furniture has not been moved to other rooms in the house
c)No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay
d)Back up supplies have not been used
e)All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and dishwasher is started. The housekeeper would appreciate it if a load of towels are started in the washing machine. (Wash on Hot with large load setting)
f)House is left locked
g)No linens are lost or damaged
h)No RV’s can be parked outside and hooked up to the Lake Street house utilities during your stay
i)The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the manager acting as my agent

PAYMENT: An advance payment equal to 50% of the rental rate is required to hold your reservation. The advance payment will be applied toward the house rent. Please make payments in the form of money orders, cashier’s checks or personal checks payable to Paula Davy. A Credit card payment can be made to us through (SENSITIVE CONTENTS HIDDEN). ((URL HIDDEN) The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
FINAL PAYMENT: Final payment including fees and deposits, are due 30 days prior to your arrival date. Please mark this on your calendar, as NO INVOICE WILL BE SENT FOR THE FINAL PAYMENT. If not received by the due date your reservation is subject to cancellation without refund.


MAXIMUM OCCUPANCY: The maximum number of guests is 12.

NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. PLEASE only use Beach Towels for outside use.

LOSS
a)This house is privately owned; the owners are not responsible for any accidents, injuries or illnesses which may occur while guests or their invitees are using the premises or any of its appurtenant items including, but not limited to, bicycles, kayaks, canoes or any other recreational objects. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
b)By accepting this reservation, all guests are expressly assuming the risks of any injury or other harm which may arise from the use of the premises or its appurtenant items by the guests themselves and by their invitees

BICYCLE LIABILITY: Lessee agrees to obey all rules governing bicycle riding and is responsible for knowing all rules. The bicycles provided at The Property are not to be jumped, wheelied, bunny hopped, free styled on, transported by vehicle, or operated while intoxicated. Lessee understands and agrees that bicycling is inherently hazardous and could result in serious injury or death. Lessee agrees to Indemnify and Hold Harmless Lessor from any and all damages, and or liability arising out of or resulting from the use by Lessee, any other person, with or without permission, of said bicycles and bicycle accessory equipment mounted thereon. Lessee hereby acknowledges that any individual using a provided bicycle will examine the bicycle and accessory equipment upon check-in and inform Lessor within 4 hours of arrival if said bicycles and equipment are not in good working condition. If Lessor is not informed of bicycle damages or problems with said equipment within 4 hours of Lessee’s Check In, Lessor and Lessee agree that said bicycles and equipment will be considered to be in good working condition. Lessee acknowledges that it is Lessee’s responsibility to provide safety helmets to all persons riding on provided bicycles. It is Lessee’s responsibility to ensure bicycles are locked when leaving them unattended. Lessee agrees to pay Lessor for any loss of or damages to said bicycles and bicycle accessory equipment mounted thereon and return to Lessor in the same good working condition as when received.

BOAT LIABILITY: Lessee agrees to obey all rules governing boating, kayaking, canoeing and is responsible for knowing all rules of the waterways. The boats provided at The Property are not to be operated by persons under 18 or while intoxicated. Lessee understands and agrees that boating is inherently hazardous and could result in serious injury or death. Lessee agrees to Indemnify and Hold Harmless Lessor from any and all damages, and or liability arising out of or resulting from the use by Lessee, any other person, with or without permission, of said kayaks and canoes and accessory equipment provided thereon. Lessee hereby acknowledges that any individual using a provided boat will examine the boat and accessory equipment upon check-in and inform Lessor within 4 hours of arrival if said boats and equipment are not in good working condition. If Lessor is not informed of boat or life vest damages or problems with said equipment within 4 hours of Lessee’s Check In, Lessor and Lessee agree that said boats and equipment will be considered to be in good working condition. Lessee acknowledges that it is Lessee’s responsibility to provide life vests to self and all of Lessee’s guests when operating boats on the water. It is Lessee’s responsibility to ensure boats are locked when leaving them unattended. Lessee agrees to pay Lessor for any loss of or damages to said boats and boat accessory equipment and return to Lessor in the same good working condition as when received.

Great little house that is close to anything you want to do here. Walk to City Beach. Eat at Loaf and Ladle. Grab some coffee or shop downtown. Walk to the farmer's market. Quick drive to the slopes if you are skiing. Paula has thought of everything. Plenty of thick soft towels, toiletries, blow dryers, and warm bedding. The beds were comfortable and there were plenty of pillows. The arrangement is perfect: two bedrooms with queen beds in separate bedrooms (shared bath) downstairs. Upstairs is a queen bed, 2 day beds and 2 twins (the twin beds are separated for the main room by drapes. The bathroom has a tub and shower that is perfect for soaking or bathing tired kids. The kitchen is well appointed for whatever needs you have. Whether you simply want tea and toast, wine and cheese or are cooking gourmet meals, the kitchen is well appointed and easy to use. I LOVE the apron sink. We did not use the bikes offered but thought it was a great option. We did play horseshoes outside and chatted with passing neighbors. If you forget a book or a game, no matter the age, she has thought of everything! Being central and walkable means some traffic noise and pedestrians walking by, but we found it lovely....and since the town is so small, the term "traffic" doesn't quite apply. Go. Enjoy. Relax.

Staying at the cottage was great! Check in and check out were easy and everything in the house was great. The kitchen was well appointed and we appreciated having a coffee maker as our family enjoys a few pots of coffee in the morning. Will definitely be back next time we are in Sandpoint. Tamara

When we first arrived, we figured we'd better get the place aired out. It was 90 degrees in Sandpoint that day. But we entered the house to find fans blowing, and the upstairs A/C set to a comfortable temperature. Very nice start. It was like that the whole time. Nice little touches and thoughtful items throughout the house. There were little notes for TV use instructions, thermostat controls, and an info board in the kitchen with a lot of useful information. We browsed through the local guide that Paula has assembled. Comfortable beds, great kitchen (we had to make salsa and guacamole for 40 people one day.... no problem). The inside of the home is much bigger than it appears from the outside. It's like one of the magical houses in Harry Potter that are impossibly large inside despite outward appearances. My family had a great stay. Thank you Paula!

Paula's house was everything and more than we expected! The house is in a convenient location for downtown and City Beach. We rode the bikes with our kids to get around town and it was so easy. My boys loved playing in the backyard. We hope to come back next summer!
