Nestled in the serene heart of Madrid, this renovated apartment offers a tranquil retreat, featuring three bedrooms and a spacious living room with an American kitchen. Flooded with natural light and boasting ample windows for ventilation, it exudes warmth and tranquility. The large terrace, complete with a wooden deck, dining area, bathtub, and barbecue, provides an inviting outdoor space. Its air conditioning system serves dual purposes, providing both cooling and heating across both floors. This apartment is a serene and secluded retreat in the heart of Madrid, offering breathtaking views of the city skyline and surrounding landscape from a private rooftop terrace. Located on the fourth floor of a historic 19th-century building, the apartment was fully renovated and redecorated in 2022. The main living area is a spacious, open-concept living and dining space, seamlessly connected to a generous terrace through a large sliding glass door. With a total of 90 square meters, including both levels and a 20-square-meter terrace, the apartment is thoughtfully designed to balance style and comfort. The lower level features a cozy living room, an American-style open-plan kitchen, a bathroom, and a bedroom separated by a curtain for added privacy. A beautifully crafted wrought-iron and wood staircase leads to the upper level, which houses two additional bedrooms. Each of the three bedrooms is furnished with a double bed and a single bed, accommodating up to six guests. Please note, the two upstairs bedrooms are open-plan, without a separating door, while the downstairs bedroom is partitioned by a curtain, as shown in the photos. The terrace extends directly from the living room, offering a lovely view across the rooftops of the city with a view of the nearby bell tower of one of Madrid’s historic churches. The front part of the terrace is teak deck. There is also a large bathtub and shower on the terrace with both hot and cold water. The apartment is very bright, colourful, and extremely quiet—cool in the summer thanks to well-insulated walls and the circulation of fresh air from many windows, and warm in the winter thanks to three automatic electric heaters that distribute warmth throughout the first (2 heaters) and second (1 heater) floors. The apartment has a bathroom with shower and a bathtub with hot water in the terrace. The shower is endowed with a large-capacity (80l) boiler. However, in case of multiple consecutive showers, the suggested shower time is 5 minutes. HOUSE RULES 1. NUMBER OF GUESTS Only guests included in your reservation are allowed to stay in the apartment. Additional guests must be communicated before arrival, and the reservation must be updated accordingly (Please note there is a €80 per night fee for each additional guest above 2) 2. NO PARTY Parties of any kind are strictly forbidden. 3. NO SMOKING Smoking of any kind is strictly forbidden. 4. QUIET HOURS Be respectful of neighbors and keep noise to a minimum. 5. SECURITY Ensure the building door is shut when entering or exiting. Make sure all windows and the main door of the apartment are closed when you leave. 6. KEY HANDOVER At CHECK-IN, you will receive 2 sets of keys. Both sets must be returned at CHECKOUT. If a set is missing, a €20 fee will be charged. 7. CHECK-IN REGULAR CHECK-IN: between 3 PM and 9 PM. EARLY OR LATE CHECK-IN: available upon request with the following fees: EARLY CHECK-IN - Before 9 AM: €50 - Between 9 AM and 12 PM: €30 - Between 12 PM and 2:30 PM: €20 LATE CHECK-IN - Between 9 PM and 12 AM: €30 - After 12 AM: €40 A few days before arrival you will receive the House Manual and the check-in instructions. When I cannot, one of my assistants will check you in. You will pay any extra service you have requested (early/late check-in and/or late checkout) in cash upon arrival. 8. CHECKOUT REGULAR CHECKOUT: by 11 AM LATE CHECKOUT: Available upon request with the following fees: - By 1:00PM: €20 - By 2:30PM: €30 - By 5:00PM: €50 - By 6:00PM: €60 - By 7:00PM: €70 If you leave early or I cannot meet you, you may do a SELF-CHECKOUT, ensuring that: - All used dishes, glasses, and pans are washed. - Garbage is taken out. - All electrical appliances are switched off - Windows and the terrace door are shut - Both sets of keys are left on the kitchen counter - The apartment door is shut upon leaving
